Park Hyatt is opening its first all-inclusive resort, on Mexico's Caribbean coast between Cancún and Puerto Morelos. Hyatt's September 29, 2026 release calls Park Hyatt Riviera Maya "the world's first all-inclusive Park Hyatt hotel" and says it's expected to open by the end of 2026. Hyatt's own booking page, as archived on August 29, 2026, was taking reservations for stays from January 8, 2027.
For World of Hyatt members, the number that matters is the award category. That same Hyatt page lists the resort as Category F on Hyatt's all-inclusive award chart. Here's what Hyatt says the resort will have, how the all-inclusive model works at a Park Hyatt, and how to book it with points.
Where It Is and What It Looks Like
Hyatt's June 25, 2026 release, written with owner Parks Hospitality Holdings, puts the resort inside AMAI, a private coastal enclave reached, in Hyatt's words, "through a winding mangrove landscape." Hyatt's booking page gives the address as Carretera Federal 307 Kilometro 333, Cancun.
The resort will have 148 rooms and suites, and Hyatt says they'll look out across the Caribbean. Select rooms will have private pools or plunge pools, and there will be a 2,300 square foot penthouse. Hyatt says the resort will have millwork, furnishings and artwork created alongside regional artisans, and it promises Mexico "in craft rather than theme." Check-in is 3 p.m. and checkout is noon, according to the booking page.
How the All-Inclusive Model Works Here
This isn't a buffet resort with a Park Hyatt sign. Hyatt's releases describe a different setup:
- Dining is entirely à la carte. Hyatt says a chef-led program runs across seven venues, centered on Mexican cuisine and seafood, with a coffee bar serving Mexican beans and The Botanist cocktail bar in the evenings.
- Drinks come with sommeliers. Hyatt lists sommelier-led wine and premium spirits programs throughout the resort.
- Every guest gets a Resort Ambassador from before arrival, and Hyatt promises "no signatures to chase" during the stay.
- Leisure covers the beach and spa. Hyatt lists a beachfront pool with private cabanas, an open-air spa garden, daily wellness rituals and preferred access to El Tinto Golf Course.
Read the rate details when you book to see what's included. Spa treatments and golf in particular are worth confirming before you assume they're covered.
Booking It With World of Hyatt Points
Hyatt's booking page, in its August 29 archive, lists the resort as Category F on the separate chart Hyatt uses for all-inclusive properties. The points price of a given night depends on the redemption level Hyatt sets for it. Our World of Hyatt award chart guide has the Category F prices at each level and explains the extra-guest pricing that changes the math for a family of four.
A few things to plan around:
- Search your exact dates. Two trips to the same Category F resort can cost different amounts of points, depending on the level of each night.
- Watch the opening date. Hyatt's release says by the end of 2026, while its booking page took reservations for stays from January 8, 2027. If your trip depends on opening day, keep the booking flexible and check the first bookable date on hyatt.com again before you buy flights.
- Count your party. Extra guests change the points price on Hyatt's all-inclusive chart, so read the additional-guest line in the award chart guide linked above before you book a family trip.
How It Fits Hyatt's Push Into Mexico
It isn't the only new Hyatt all-inclusive near Cancún. Hyatt's September 29 release says Grand Hyatt Cancun, also all-inclusive, is set to open in the fourth quarter of 2026. On the Hilton side, we covered Waldorf Astoria Riviera Maya and Conrad Tulum's move to all-inclusive.
If you're choosing between them on points, our roundup of all-inclusive resorts you can book with points compares what each program's award covers. For Park Hyatt Riviera Maya, the next step is a search on hyatt.com for your dates, with the category and level in hand, before you commit flights.
