Hyatt will open Grand Hyatt Cancun Beach Resort in December as a fully all-inclusive property, the Grand Hyatt brand's first hotel in Cancun. The company put the plan on the record on September 15, 2026. The resort sits in Puerto Cancun, a private, gated waterfront development with its own marina, which Hyatt places roughly 25 minutes from Cancun's international airport.
It will have 500 guestrooms, 14 food and beverage outlets, nine outdoor pools and about 30,000 square feet of indoor event space. The owner is Grupo Diestra. Here's what Hyatt has confirmed, and what it changes for anyone weighing the Mexican Caribbean this winter.
What Hyatt Announced
The headline here is the brand, not the beach. Hyatt already runs a deep all-inclusive business through its Inclusive Collection, which covers Hyatt Ziva, Hyatt Zilara, Secrets, Dreams, Hyatt Vivid, Zoetry, Bahia Principe, Alua and Sunscape. Grand Hyatt sits in a different bucket, the Classics Portfolio, alongside Hyatt Regency, Hyatt Centric and Destination by Hyatt. Putting a Grand Hyatt on a fully all-inclusive footing is the part worth noting.
"Grand Hyatt Cancun Beach Resort will offer guests the opportunity to experience the destination through a fully all-inclusive experience defined by best-in-class accommodations and exceptional hospitality," said Omar Vazquez, General Manager, Grand Hyatt Cancun Beach Resort.
Hyatt describes Puerto Cancun as one of Mexico's most ambitious waterfront developments. Guests get direct access to a marina, close proximity to a golf course, and shopping and dining inside the gates, with Cancun's Hotel Zone nearby.
The Rooms and the Grand Club
All 500 guestrooms, 47 of them suites, will have a private terrace with ocean or marina views. Select suites will have private pools. Grand Club rooms come with access to the Grand Club, a private lounge serving continental breakfast and afternoon cocktails.
Two commissioned works anchor the design. An installation by the artist Teresa Solar greets guests at the entrance, and tiles designed by Mexican artist and designer Maria Pizarro run through the property.
Fourteen Restaurants and Nine Pools
Fourteen outlets is a lot of choice for an all-inclusive, and the named concepts are more specific than the buffet-plus-steakhouse formula common in this market:
- Quattro, a Northern Italian restaurant.
- Fiera San, a sushi and omakase concept.
- Bistrot Cigalette, a French restaurant by chef Thierry Blouet.
- Chacho and Los Fuegos del Sur, built around Argentine and Uruguayan cuisine.
- Kaab, handling international breakfast, buffet and lunch service.
The rest of the lineup covers Mona Limona, Leonora's Boulevardier Bar & Terraza, the Saka pool bar, Grand Cafe & Market, Fiera Tacos and Paradiso, which Hyatt describes as street food, snacks and grilled favorites.
Water is the other volume play. Nine multi-level outdoor pools include an adults-only pool, an infinity pool and a pool at the Beach Club. The private Beach Club has its own pool and restaurant, plus snorkeling, diving, kayaking, windsurfing and paddleboarding. Yacht and sailing outings run from the nearby marina, and Hyatt says personalized excursions will reach coral reefs, cenotes and archaeological sites.
The Ritua Sanctuary Spa is the wellness center, with a traditional temazcal, outdoor relaxation areas, hammock lounges and a fitness center. Families get a dedicated Grand Kids Club. Groups get roughly 30,000 square feet of flexible indoor space on a single level, including a Great Ballroom that divides into eight sections, two breakout rooms and a boardroom.
What This Means If You Book on Points
Hyatt's announcement is about the building, the dining, the spa and the meeting space. Loyalty details aren't part of it, so the award side of this resort is still open. What Happens Next
December is the window Hyatt gave in its announcement, and the release doesn't narrow it beyond the month. Watch Hyatt's booking channels through late fall for the first bookable dates and the first published rates.
On fit: this is a big-resort product, with nine pools, a kids club and a ballroom that seats a convention. If you want a small property with a quiet pool, Hyatt's lifestyle and luxury brands are the better place to look in Mexico.
