Hilton Miami Beach, a new 289-room Hilton Hotels & Resorts property at 2000 Park Ave., is anticipated to open in early 2027, Hilton said in a release on November 6, 2026. The hotel will restore and connect what Hilton calls five historic buildings dating from 1938 to 1953, spanning nearly an entire city block in Miami Beach's Museum Historic District.
It'll be part of Hilton Honors and have three swimming pools, two of them on rooftops. Hilton places it within walking distance of the Miami Beach Convention Center, Collins Avenue, Ocean Drive and Lincoln Road. Here's what Hilton has said about the property and the buildings it'll occupy.
What Hilton Announced for Hilton Miami Beach
The release describes contemporary rooms, several dining concepts, three pools, and indoor and outdoor gathering spaces. Rooms will have custom furnishings, Serta beds, premium bedding, 65-inch flat-screen TVs and Crabtree & Evelyn bath amenities.
Select rooms will offer private balconies or terraces. Junior suites and larger suites will add more living space. For other properties on Hilton's 2027 calendar, see our roundup of new Hilton openings in 2027.
The Buildings Behind the Hotel
Hilton says the buildings trace Miami Beach's architecture from Streamline Moderne to postwar Miami Modern, known as MiMo. Among them is the original Collins Park Hotel, designed by architect Henry Hohauser and completed in 1939. It has a curved glass entrance pavilion, chevron detailing, rounded corners and its original "2000" address feature.
During World War II, that building served as military housing for the U.S. Army Air Forces Technical Training Command. The collection also includes the former Adams Hotel, designed by L. Murray Dixon in 1938, with a stepped tower, ribbon windows and a rooftop lantern. The Tyler Hotel, designed by Albert Anis in 1940, has sculptural bas-relief panels and a dual-lobby layout.
Hilton also lists the former Copley Terrace Apartments, designed by Dixon in 1938, and the S&M Apartments, completed in 1948 and later known as Sunking II. Rounding it out are the Lord Charles and Gamshire buildings, designed by Anis in 1953 as a pair. The buildings sat through years of vacancy and a fire in 2012, and the restoration will reconnect them while preserving each one's architecture.
"Few hotels offer guests the opportunity to experience nearly 90 years of architectural history in one property," said Bruce Siegel, vice president of operations and general manager of Hilton Miami Beach. "We've preserved the architectural details that make these structures unique while introducing a new place to dine, connect and gather whether traveling for business or leisure."
Pools, Dining and Amenities
Inside, Hilton says the design will draw on the city's art deco and midcentury buildings, with a palette of soft pinks and greens, polished metals, rounded forms and geometric patterns. Public spaces will reference the city's historic cafés and diners. Here's what the property will include, per the release:
- Three pools: a ground-level pool in a landscaped courtyard and two rooftop pools.
- A 24-hour fitness center with a Peloton bike, plus complimentary bicycle rentals.
- A signature welcome drink on arrival, high-speed Wi-Fi and concierge services.
- Beach access with loungers and towels.
- A signature restaurant with coastal cuisine, a casual café with specialty coffee and grab-and-go food, room service, and a rooftop bar serving cocktails and light bites.
- An on-site market for snacks and refreshments.
The hotel will also have rooftop and outdoor event spaces for corporate gatherings, networking receptions, private celebrations and social events.
