Kimpton Tres Rios, the brand's first all-inclusive resort, is open on Mexico's Riviera Maya. Hotel Equities, the company managing the property, announced the opening on September 22, 2026. It's a 355-room resort set inside a 340-acre nature preserve between Cancun and Playa del Carmen, and because Kimpton is an IHG brand, stays there run through IHG One Rewards.

Two of its headline venues are still to come, though. Hotel Equities says Elaia and Nebbia are scheduled for early 2027, and IHG's own property page already describes them. Here's what's open, what the rate covers and how points work.

Where is Kimpton Tres Rios?

IHG lists the address as Carretera Cancun-Tulum, Km. 54.5, Playa del Carmen. The property page puts it about 16.59 miles (26.7 kilometers) from Cancun International Airport (CUN). IHG's FAQ also answers the transfer question directly: "No, there is not a complimentary local area shuttle available." Plan your own ride from the airport.

The preserve is the selling point. Hotel Equities says the land holds three freshwater rivers and 10 cenotes, and IHG's page lists kayaking, snorkeling, cycling and guided hikes inside the property. IHG calls it "the first Kimpton worldwide to be all-inclusive."

When it opened, and what's still coming

This one took a while. IHG said in a May 30, 2024 release that Kimpton would open Tres Rios "before year's end." IHG was still calling it "forthcoming" in a December 16, 2024 release and again on March 18, 2026. Hotel Equities announced the opening on September 22, 2026.

The rollout is phased. According to Hotel Equities, "Six restaurants and four bars will debut this fall, with Mediterranean restaurant Elaia and adults-only rooftop bar Nebbia scheduled to follow in early 2027." IHG's page already mentions sunset views from Nebbia and Mediterranean plates at Elaia, so don't book a fall trip counting on either one.

What the all-inclusive rate covers

IHG's property page says: "The all-inclusive rate covers meals, beverages, Wi-Fi, non-motorized water sports, fitness, and entertainment." On dining, IHG says "every seat, every cocktail, and every chef-crafted dish is part of your all-inclusive experience" across seven restaurants and five bars. The named spots include Sabina (modern Mexican with a mezcal bar), Bacetto (rustic Italian in the resort's chapel building) and Kotori (Asian fusion).

A few more details from IHG's page:

  • Pets stay at no extra charge, and IHG's pet policy says "No weight limit per pet." The same policy also says pets are "best left at home due to the environment of the resort."
  • Kej Spa is 10,000 square feet, with hydrotherapy, massages and beauty services. Ask the resort whether a treatment is included in your rate before you book one.
  • Families get Club Aventuras, which IHG lists for ages 4 to 12 with a registration fee required, plus a family pool with a water slide. Adults get adults-only pool areas.
  • Check-in is 3 p.m., checkout is noon, and the minimum check-in age is 18.

Hotel Equities adds that the resort keeps Kimpton's evening Social Hour and morning Kickstart service.

How IHG One Rewards points work at Kimpton Tres Rios

Start with IHG's member terms, read September 23, 2026. Kimpton Hotels & Restaurants is on the list of participating brands, and members earn "ten (10) Points per US dollar or local currency equivalent on Qualifying Stays at most IHG branded hotels." A qualifying stay means you paid a qualifying rate, such as Advance Saver or Best Flexible.

Paying with points works differently. The terms say members don't earn points on the room rate of a Reward Night. They also carry a clause written for resorts like this one: "Occupancy, room type, and meal plan configurations for Reward Nights at all-inclusive resorts will vary by brand and hotel." Extra person charges, children included, may apply beyond double occupancy when guests check in who weren't on the original reservation.

What to check before you book

If you're thinking about a stay in the next few months, confirm three things with the resort first. Is the restaurant or bar you want actually open on your dates? What does a Reward Night include here, and for how many people? And is every guest, kids included, named on the reservation?

If Nebbia and Elaia are part of why you want to go, the operator's own timeline points to a trip after early 2027. If you're after the nature park and a Kimpton take on the all-inclusive format, the resort is taking guests now.
